Building Standards

At Somerset Village, our goal is to provide homeowners with the highest quality homes at the lowest possible price.  Each of our different floor plans is built using the best materials to ensure the quality and durability of your home.  Below is a list of standard features that can be found in all of the homes we build:

  • 10" x 24" oversized foundation footings.
  • Extra rebar in foundation, floors, driveways, sidewalks, and garages.
  • Double sill plate on foundation wall.
  • 11 7/8 slient floor TJI's used on all levels.
  • 3/4" tongue and groove used on all floors.
  • All 2x6 exterior walls - 2x4 competitors standards.
  • Insulation factor on all exterior walls is R23 - Code is R13.
  • Roof insulation factor is R38.
  • 5/8" wood is used for all roofing.
  • 35 yr. shingle used for all roofs.
  • ARCA stone exteriors - No Vinyl Siding.
  • Fencing, landscaping, sod, and sprinklers are all included.
  • Standard 5 1/2" case molding on floors and 3 1/4" trim on doors.
  • Double pained windows throughout.
  • Hand trowel finish on all walls.
  • Rounded corners standard on all walls.
  • Standard Knotty Alder cabinets.
  • Quality carpets and tiles standard.

Buying Steps

  1. Get your finances in order.
  2. Begin loan application with lender.
  3. Buyer and seller sign ernest money contract.
  4. Title company opens file, orders title commitment and property tax info.
  5. Buyer pays for appraisal and credit report.
  6. Appraisal of property is made and sent to buyers lender.
  7. Loan approval received from loan company.
  8. Schedule closing time.
  9. Complete walk through inspection.
  10. Title company prepares closing documents and closing statements.
  11. Closing takes place.
  12. Funding takes place and buyer receives keys to home.
  13. Buyer enjoys new home.
